are located in the heart of the beautiful Bluegrass region
of Kentucky. As Versailles proclaims, we are the Horse
Capital of the World! Located just 60 miles from Louisville,
10 miles from Frankfort and Lexington, and 80 miles from Cincinnati,
we are positioned close to both the I-75 and I-64 Interstates
and 3 major airports. Come experience small town living
in a progressive town that still retains that sense of place
and has a 1890's Main Street that is still vital today. |
Current
Downtown Property Benefits:
Property
and buildings are sold very quickly in Versailles. Our
downtown has an occupancy rate that is consistently maintained
at 90% and above. Downtown is the central location of
most Versailles activities. City Hall, the Police Station,
the Library, the Woodford County Courthouse are all located
in downtown, making it the Woodford County hub for most business
and government transactions. Downtown Versailles has
also welcomed Kentucky Community Technical College System.
Several historic churches are also located in the downtown.
There is an established retail base and several restaurants
that thrive on Main Street. Main Street is also state
Hwy US 60 & 62 and is very well traveled. |
Guidelines:
The
downtown historic district is monitored by the Design
Guidelines and administered by the Board of Architectural
Revies, a group of local professionals, who approve building
projects and offer advice to preserve historic qualities in
the Versailles community. There are also Sign
Ordinances for businesses to follow in order
to make our community visually appealing. BOAR meetings are
held on the first Tuesday of each month at 5:00pm on the second
floor of the Courthouse. In order to be included on
the agenda, you must fill out and submit an application prior
by the second Wednesday of the proceeding month. For

Incentives:
Preservation
Tax Credits
Taxpayers investing in the rehabilitation of eligible buildings
may qualify for federal and/or Kentucky tax credits.
Federal
The rehabilitation must be substantial, exceeding
either $5,000 or the adjusted basis of the property, whichever
is greater. These investment tax credits provide a dollar-for-dollar
reduction of federal income taxes owed.

Percent Tax Credit
For
certified rehabilitation of certified historic buildings (listed
in "National Register of Historic Places"). It is available
for properties rehabilitated for office commercial, industrial,
agricultural, or rental residential purposes (not exclusively
owner's private residence).

Percent Tax Credit
For
the rehabilitation of non-historic, non-residential buildings
constructed before 1936, excluding rental housing.
Kentucky
Historic Tax Credits
Properties
must be in or qualify for the " National
Register of Historic Places ." This tax incentive offers
30% of qualified rehabilitation expenses as a state tax credit
for owner-occupied residential properties. A minimum investment
of $20,000 is required, with the total credit not to exceed
$60,000. 20% of qualified rehabilitation expenses is available
for all other properties, requiring a minimum investment of
$20,000 or the adjusted basis, whichever is greater.
